OPERATIONS MANAGER PROPERTY MANAGEMENT

Job Summary:

The Operations Manager is responsible for overseeing the daily operations and maintenance of the condominium property, ensuring a safe, clean, and well-managed environment for all residents. This role supervises facility management, coordinates with service providers, manages administrative functions, and ensures compliance with condominium policies and local regulations.

Key Responsibilities:

• Oversee building operations including security, housekeeping, engineering, and maintenance services.
• Ensure compliance with condominium by-laws, safety standards, and government regulations.
• Manage and monitor service contracts, vendor performance, and utility consumption.
• Address resident concerns and coordinate resolutions to maintain high satisfaction.
• Supervise administrative functions including permits, reports, and documentation.
• Prepare and manage operational budgets, monitor expenditures, and recommend cost-saving measures.
• Lead and develop operations team to ensure quality service delivery.

Qualifications:

• Bachelor’s degree in Real-Estate Management, Business Administration, Engineering, Architecture or related field.
• At least 3-5 years of experience in condominium or residential property management.
• Strong leadership, communication, and problem-solving skills.
• Knowledgeable in government compliances such as fire safety inspections, occupancy permits, HLURB/ DHSUD regulations, BIR requirements for association dues, DOLE and SSS compliance for personnel, and local government ordinances.
• Familiarity with building systems, condominium laws, and property management best practices.
