POSITION TITLE: REAL ESTATE BUSINESS HEAD
Duties and Responsibilities:
- Strategic Planning & Execution
- Develop and implement comprehensive strategic plans for all real estate development projects,
- Conduct in-depth market research and feasibility studies to identify viable development
- Formulate and present strategic proposals to top management and investors, outlining project
- Establish and monitor key performance indicators (KPIs) to track project progress and ensure
- Identify and analyze emerging market trends and regulatory changes to inform strategic
- Project Management & Execution
- Oversee all phases of real estate development projects, including land acquisition, due
- Develop and manage project budgets, schedules, and resource allocation, ensuring projects
- Coordinate and collaborate with architects, engineers, contractors, consultants, and other
- Implement rigorous project management methodologies and tools to track progress, manage
- Negotiate and manage contracts with vendors, suppliers, and contractors, ensuring favorable
- Monitor and ensure compliance with all relevant laws, regulations, and industry standards.
- Team Leadership & Development
- Build, lead, and mentor a high-performing team of real estate professionals, fostering a
- Define roles and responsibilities, set performance expectations, and provide regular feedback
- Identify and address training and development needs to enhance team capabilities and ensure
- Promote a culture of accountability, innovation, and excellence within the team.
- Effectively communicate project updates, challenges, and successes to team members and
- Financial Management & Analysis
- Conduct comprehensive financial analysis and feasibility studies to assess the viability of
- Develop and manage project budgets, monitor expenditures, and ensure cost-effectiveness.
- Analyze financial performance, identify variances, and implement corrective actions as
- Prepare and present financial reports and projections to top management and investors.
- Manage project financing, including securing loans, equity investments, and other funding
- Stakeholder Management & Communication
- Build and maintain strong relationships with investors, government agencies, community
- Represent the company in public forums and industry events, promoting the company's brand
- Effectively communicate project updates, challenges, and successes to stakeholders, ensuring
- Negotiate and resolve conflicts and disputes with stakeholders, ensuring mutually beneficial
- Cultivate and maintain positive relationships with local communities, ensuring projects are
- Perform other duties as may be assigned or delegated from time to time.
Qualifications/Requirements
Qualifications:- Bachelor's degree in Business Administration, Real Estate, Architecture, Engineering, or a related
- 20+ years of experience in real estate development with a proven track record of successfully
delivering complex projects.
Specific Knowledge and Skills- Leadership and Management Skills, Negotiation, Effective Communication and Interpersonal
Skills, Analytical and Problem-Solving Skills.
Business Understanding- Real estate development life cycle including land acquisition, planning, design, construction,
Estate Market Trends and Regulations.
Salary and Benefits- Salary Range: P150,000 – P220,000 per month (depending on experience and qualifications).
